The Telegraph reports that this marks the first time in five years that the number of small landlords has decreased, with their declared income also falling. Landlords have since been affected by the RRA, increased stamp duty on additional properties, and a tax regime that has reportedly made personally owned buy-to-let less appealing.

Paul Shamplina of Landlord Action reportedly told The Telegraph that he has not previously known so many landlords serving notices because they intend to sell their properties. Goodlord states that a third of tenants have experienced rent increases since the Renters' Rights Act came into force.
