New research from Propertymark reveals that the average price of a new-build home across the UK surpassed £500,000 in July 2026, reaching £501,658. This figure indicates an overall year-on-year rise in asking prices for many new-build properties.
However, regional disparities remain evident. The West Midlands recorded the largest average price increase, with new-build house prices rising by £33,838 from July 2025 to £418,281 in July 2026. In contrast, Yorkshire and Humberside saw the smallest average increase, with prices rising by £4,848 to £347,846 over the same period.
The data also highlights regional declines, with the East of England experiencing the largest fall in average new-build property prices, down £18,713 to £505,001. The South East recorded the smallest decline, with prices falling by £3,300 to £548,809.
Nathan Emerson, CEO at Propertymark, stated that the government must provide more support for first-time buyers. He noted that housing-related announcements in the upcoming Budget on 28 October will be closely watched, particularly those aimed at assisting first-time buyers.
