Average UK asking prices fall 2.0% in August, largest drop since 2018

The average asking price for newly listed homes in the UK has fallen by 2.0% this August, marking the largest August drop since 2018. This decline brings the average asking price to £364,999.

  • Average asking prices for newly listed homes fell by 2.0% (-£7,360) in August to £364,999.
  • This is the largest August price drop since 2018 and exceeds the ten-year August average of -1.3%.
  • The number of available homes for sale is at a 12-year high for this time of year.

The average asking price of a newly listed home in the UK has decreased by 2.0%, or £7,360, this month, bringing the average to £364,999. This marks the largest August price drop since 2018, according to Rightmove's latest house price index.

While prices typically fall in August, this month's decline is significantly larger than the ten-year average of -1.3%. The number of available homes for sale has also reached a 12-year high for this period, contributing to lower price expectations among sellers.

Nationally, the average asking price is now 1.0% lower than a year ago, representing the largest annual drop since December 2023. However, regional trends show a varied picture, with northern England seeing a 1.5% increase in average new seller asking prices year-on-year, while southern regions experienced a 1.8% drop.

London recorded the largest yearly fall in prices across Great Britain at -3.1%, with the number of available homes for sale in the capital at a 16-year high. Despite wage growth outpacing property price growth recently, an average home in London still costs approximately 17 times the national average annual wage.

Why this matters: The larger-than-usual August price drop indicates that many sellers are adjusting their pricing to be more competitive in a market where buyers have a wider selection of homes.

What this means for you: If you are a seller, pricing competitively from the outset may be crucial due to increased buyer choice. If you are a buyer, there is a wider selection of homes available than in over a decade.
