A Chester-based estate agent has catapulted to the top of Amazon's property guide rankings with his latest publication, 'The Seller's Playbook'. David Adams' new release has reached number one in the property guides category and number two in the finance and mortgages section. This achievement follows the success of his first book, 'The Landlord's Playbook', which also became a best-seller after its release last year.
With over 25 years of experience in the property sector under his belt, Adams' new book sets out to equip homeowners with the knowledge they need to navigate the sales process effectively. The comprehensive guide covers essential aspects from initial pricing strategies and property presentation to negotiating offers and ensuring a smooth completion. Adams stresses the importance of having a well-defined strategy, citing industry data that reveals only 53% of all homes brought to market actually sell – leaving nearly half of sellers without achieving their objectives.
The current UK property landscape is complex, with recent data from Rightmove showing the average asking price for a property in Great Britain stood at £372,324 in April. Although this represents a marginal monthly increase of 0.2%, annual growth remains subdued at just 1.7%. Mortgage rates have eased slightly since their 2023 peaks but remain a significant cost for many buyers, with average two-year fixed rates around 5.9% and five-year rates at approximately 5.5%, according to Moneyfacts data.
'The Seller's Playbook' is presented as an evidence-backed resource that offers insights derived from the realities of today's property market. Adams notes that selling a home is one of the most significant financial decisions individuals will make, yet many approach it without adequate preparation. The book aims to counteract this by providing a comprehensive guide to proactive selling.
