CTP, the Amsterdam-listed industrial and logistics property developer, has secured a lease agreement with Quick Service Logistics for a warehouse facility in Budapest. The property is situated within CTPark Budapest, one of the company's key industrial parks in the Hungarian capital, which serves as a strategic logistics gateway for Central and Eastern Europe.
Quick Service Logistics, a specialist in supply chain and logistics services for the food and retail sectors, will use the space to support its regional distribution operations. The terms of the lease have not been disclosed, but the deal adds to CTP's growing portfolio of lettings in the region, where vacancy rates remain low and demand from third-party logistics providers is robust.
For UK investors, CTP's performance is relevant as the company is listed on Euronext Amsterdam and is a significant player in European industrial real estate. The sector has seen a structural shift towards e-commerce and nearshoring, which has boosted demand for modern warehousing across the continent. CTP's portfolio spans 10 countries, including properties in Germany, the Netherlands, and Romania.
Analysts note that logistics property has outperformed other commercial real estate segments in recent years, driven by supply chain resilience and online retail growth. However, rising interest rates and construction costs have tempered new development, making existing assets more valuable. CTP's ability to secure leases with tenants like Quick Service Logistics suggests continued confidence in the sector's fundamentals.
The deal also highlights the importance of Central and Eastern European markets as distribution hubs for Western European retailers and logistics firms. Budapest, in particular, benefits from its location along major transport corridors and a relatively cost-competitive labour market compared to Western Europe.
