Cubica Capital Secures £6.8m for Sidcup Office-to-Residential Conversion

Cubica Capital has secured £6.8 million in refinancing from Secure Trust Bank Real Estate Finance for Roxby House in Sidcup, south-east London.

Cubica Capital has secured a £6.8 million refinancing deal from Secure Trust Bank Real Estate Finance for Roxby House, a converted office building in Sidcup, south-east London. The five-year facility covers the five-storey building, originally designed by post-war architect Owen Luder.

Roxby House has been converted into 34 one- and two-bedroom residential units, with refurbishment completed in June 2026. The units are being marketed to young professionals, benefiting from the building's proximity to Sidcup station, offering journey times to London Bridge of under 40 minutes.

This transaction represents the ninth active deal between Cubica Capital and Secure Trust Bank, with their combined portfolio approaching £100 million. Alasdair Bowers of Secure Trust Bank and Ariel Mozes of Cubica Capital led the transaction.
