For many homeowners across the UK, the idea of downsizing a property often evokes a mix of anticipation and apprehension. A recent survey by Which? highlighted that while the prospect can unlock significant equity and reduce household burdens, the process itself comes with considerable concerns. Among nearly 1,000 Which? Connect panel members, 123 were actively considering downsizing within the next five years, revealing key insights into their motivations and worries.
The primary drivers for making such a move centre around practical benefits. Easier home upkeep emerged as the most common reason, followed closely by a desire to reduce household running costs. For those nearing or in retirement, increasing savings was the third most cited motivation. Previous research from 2024 indicated that a move from a four-bedroom to a two-bedroom home could potentially free up as much as £414,000 in London, and around £159,000 in Scotland, illustrating the substantial financial potential for some homeowners.
However, the emotional and practical hurdles are significant. The most common concern among respondents was the stress associated with moving home, often exacerbated by lengthy property chains. Over a third of those surveyed also admitted to a strong emotional attachment to their current homes, making the decision to leave a cherished property a difficult one. Planning ahead, and potentially seeking chain-free buyers, could help mitigate some of these stresses, particularly outside of Scotland where property market processes differ.
Another major obstacle identified by 57% of respondents was the challenge of finding a suitable smaller property. This reflects broader issues highlighted by organisations like Age UK, which note the difficulties many older people face in finding homes that meet their evolving needs for accessibility and layout. Prospective downsizers are therefore advised to thoroughly research their desired areas to assess the availability and cost of suitable homes, considering future needs alongside immediate requirements.
Finally, while downsizing promises to release equity, the associated costs cannot be overlooked. The survey found that 44% of respondents were concerned about general moving costs, with 33% specifically worried about Stamp Duty. The average cost of moving is now reportedly almost £18,000, underscoring the importance of a detailed budget that accounts for all expenses, from legal fees to removal services, to ensure the financial benefits of downsizing are not eroded by unforeseen outgoings.
