England's Rental Listings Rise 7.4% in a Year, Led by Tyne and Wear's 86.6% Surge

England's rental listings have increased by an average of 7.4% over the past year, reaching an estimated 122,659 listings. This growth is significantly driven by an 86.6% rise in Tyne and Wear.

New data from tenancy platform Propoly indicates that England's rental listings have climbed by an average of 7.4% over the past year. The total number of rental listings across England has increased from 114,178 in August 2025 to an estimated 122,659 today.

Tyne and Wear recorded the most significant growth, with an 86.6% increase in rental listings, rising from 1,855 to 3,462. Greater Manchester followed with a 28.4% rise, and Rutland saw a 23.1% increase. The City of London's rental stock also increased by 21.5%.

However, not all regions experienced growth. The Isle of Wight saw a 35.2% fall in rental listings, while Warwickshire experienced a 10.8% decline. Norfolk's listings were down by 9.6%, and East Sussex saw an 8.9% decrease.

Sim Sekhon, group CEO at Propoly, noted that the increase in Tyne and Wear highlights how quickly local rental markets can change, contrasting with the more measured national rise. He added that the greater availability in some areas should offer tenants more choice.
