Estate Agency Vacancies Reach 1,300 Across England Amid Workforce Decline

Approximately 1,300 estate agency job vacancies are currently advertised across England, with nearly one-third in London, despite a recent fall in overall sector employment.

  • There are 1,274 estate agency job vacancies advertised across 15 major cities in England.
  • London accounts for 413 of these vacancies, representing 32.4% of the total.
  • The number of estate agents and auctioneers fell from 62,400 in Q4 2024 to 53,800 in Q2 2025.

Estate agency job vacancies in England have reached approximately 1,300, with London accounting for nearly one-third of all advertised positions, according to new research. Analysis by EXP of job listings on recruitment platform Reed identified 1,274 positions currently advertised across 15 major cities.

London represents 413 vacancies, or 32.4% of the total. Birmingham holds the second-highest share at 7.6%, followed by Manchester at 3.5% and Bristol at 3.2%.

This demand for staff contrasts with recent data indicating a significant reduction in the overall estate agency workforce. The number of estate agents and auctioneers reportedly fell from 62,400 in the final quarter of 2024 to 57,700 in the first quarter of 2025, further dropping to 53,800 by the second quarter of 2025.

The decline in headcount has been partly attributed to companies adopting artificial intelligence for administrative tasks. The disparity between falling overall employment and high vacancy numbers may suggest a mismatch in the labour market, with firms potentially seeking specific roles or replacing departing staff in key urban areas.

Why this matters: The contrasting trends of rising vacancies and a shrinking workforce suggest shifts in the types of roles available and the skills required within the estate agency sector.
