Free maintenance reporting system launched for small landlords

A new free system has been launched to help small landlords manage repair reports and maintain records. It is designed for landlords with up to four properties.

Small landlords in England can now utilise a free system to log repair reports and keep evidence of how each case was managed. The system, called Lettie, is aimed at landlords owning up to four properties, a group estimated to represent around 83% of landlords in England.

Tenants can report issues through WhatsApp at any time, with all communications and actions recorded in a single, time-stamped audit trail. The system also offers automated triage, downloadable maintenance reports, and photographic fault analysis.

Calum Hopkins, co-founder of Qualisync Ltd, the company behind Lettie, stated that while most landlords want to resolve repairs quickly, the challenge lies in documentation. He noted that maintenance conversations often occur across various platforms, making it difficult to demonstrate what happened if questions arise later.

The launch follows the initial Renters’ Rights Act reforms that took effect on 1 May, with further measures expected in the coming years. These include the planned introduction of the Private Rented Sector Database later this year, as well as government plans for a mandatory PRS Landlord Ombudsman and the future extension of Awaab’s Law to privately rented homes.
