Homelessness Minister Florence Eshalomi has underlined the importance of ventilation in homes for maintaining good indoor air quality. Ms Eshalomi stated that private landlords' homes must be fit for human habitation.
In a written parliamentary answer, Ms Eshalomi said that effective ventilation plays an important role in maintaining good indoor air quality. She noted that the government sets standards through Part F (Ventilation) of the Building Regulations, which primarily applies to new buildings.
Updates to Approved Document F have recently been published, including improvements to commissioning, testing, and installer competence. These changes are set to come into force in March 2027 for non-Higher Risk Building Work.
For existing properties, Awaab's Law requires social housing landlords to investigate and remedy damp and mould hazards within set timescales. Private landlords are already required to provide homes fit for human habitation, with local authorities tasked to take enforcement action against dangerous hazards.
From 2035, the government plans to strengthen these protections by applying the new Decent Homes Standard to the private rented sector for the first time.
