Houses are the predominant property type attracting high tenant demand outside London, new research from property management firm Rushbrook reveals. Across England, houses account for 65.7% of the 15,583 properties identified as experiencing strong demand.
London stands out as an anomaly, where flats constitute 71.9% of the capital's high-demand properties. Nationally, flats remain the largest single property type, representing 34.3% of the total.
Regional variations are significant. In the East of England, houses make up 77% of high-demand properties, while in the South East, the proportion is 64.9%. The East Midlands shows the sharpest divide, with houses accounting for 97.4% of properties attracting high demand, and detached homes alone representing 52.6% in that region.
Roma Sharma, Rushbrook's managing director, stated that strong tenant demand is a beneficial starting point for landlords as it can help minimise void periods. She added that effective property management, including maintenance, compliance, and tenant care, plays a major role in protecting a property's appeal and performance long-term.
