Iron Bridge Finance, a mezzanine and equity funder established in 2014, has launched a property development division named Iron Bridge London. Construction is currently underway on a 44-home scheme in Islington, with a gross development value of £40m.
The project, Frederick’s Row at 8 Frederick’s Row, EC1V, is located between Angel and Islington. It is scheduled for completion in early 2028, with architecture practice Bureau de Change designing the apartments.
This move represents a strategic shift for Iron Bridge Finance, which has previously provided over £330m in mezzanine and equity funding across more than 300 projects. Iron Bridge London is now actively seeking further development opportunities in London and the South-East, specifically targeting sites in Zones 1 to 3 valued between £1m and £20m.
The firm has indicated it can purchase unconditionally or subject to planning consent. It will also consider joint ventures, development agreements, and equity participation structures.
