King's Cross has become a significant global centre for artificial intelligence, rivaling locations such as San Francisco and Beijing. The area, sometimes referred to as the "Knowledge Quarter," hosts companies including OpenAI, Meta, Isomorphic Labs, and Anthropic.
The transformation of King's Cross into an AI hub began in 2016 when DeepMind, then recently acquired by Google, established offices there. This move was followed by numerous AI startups seeking to be part of the developing ecosystem and access the concentration of AI talent.
The high demand for office space in King's Cross has led to an 18% increase in prime rents over the past three years for leases of 10,000 square feet or more. The vacancy rate for conventional office space in the area is currently 0.9%, indicating that demand has outstripped supply.
London as a whole has approximately 3,600 AI startups, which have collectively raised around $12.1 billion out of the $14.8 billion raised in the city since late July. Since the beginning of June, AI-related startups have leased over 1 million square feet of office space across London.
The growth of the AI sector in London is also contributing to a talent war, with UK AI job postings increasing. For example, Anthropic listed a salary range of £260,000 to £630,000 for a machine learning research engineer role, significantly higher than the average London salary of approximately £102,000 for the same position.
