Landlords urged to consider selling portfolios ahead of Autumn Budget

Landlords are being encouraged to consider selling properties, potentially with tenants in situ, ahead of the Autumn Budget this month. This follows tax rate increases announced in last year's budget.

  • The Autumn Budget is scheduled for this month.
  • Last year's Autumn Budget included two percentage point tax rate increases on property and savings income from April 2027.
  • Tax rates on ordinary and upper-rate dividend income also increased from April 2026.

With the Autumn Budget approaching this month, landlords may be considering their options. Last year's Autumn Budget announced a two percentage point increase in tax rates on property and savings income, effective from April 2027. Additionally, ordinary and upper-rate dividend income saw tax rate increases from April 2026.

For landlords contemplating selling, it is suggested that now could be an opportune time to explore options. Selling properties with tenants remaining in place is presented as a possibility, potentially allowing landlords to continue collecting rent until a sale completes.

If a sale is desired by early 2027, starting the process now is advised. For properties in England, seeking possession to sell under Section 8 Ground 1A requires a minimum of four months' notice, which cannot expire within the first 12 months of the tenancy. Should court proceedings become necessary, vacant possession might not be achieved until Easter next year or later.
