Landlords urged to submit second MTD for Income Tax update by November 7

Propertymark is advising landlords and sole traders already using Making Tax Digital (MTD) for Income Tax to submit their second quarterly update to HMRC by November 7, 2026.

  • The second quarterly update for MTD for Income Tax is due by November 7, 2026.
  • Making Tax Digital for Income Tax became compulsory in April 2026 for landlords and sole traders with over £50,000 qualifying income.
  • HMRC will not issue penalty points for late quarterly updates during the 2026–27 tax year.

An industry body, Propertymark, has urged landlords and sole traders already using Making Tax Digital (MTD) for Income Tax to send their second quarterly update to HMRC by November 7, 2026.

MTD for Income Tax became compulsory in April 2026 for landlords and sole traders with qualifying income exceeding £50,000. The income threshold for MTD will decrease to more than £30,000 from April 2027, which will include more landlords, property owners, and self-employed individuals in the system.

Propertymark has stated that landlords will not incur penalty points for submitting their quarterly MTD updates late during the 2026–27 tax year. However, updates must be received by HMRC before a tax return can be submitted.

The industry body advises users to ensure their records are current, software is connected to HMRC, and figures are accurate before the November deadline. Quarterly updates summarise income and expenses and are not tax returns or payments. Corrections to earlier records can be included in the latest update.

HMRC is also beginning to automatically register individuals it believes should already be using MTD for Income Tax.

Why this matters: Compliance with Making Tax Digital for Income Tax is becoming mandatory for a growing number of landlords and sole traders, with deadlines for quarterly updates approaching.

What this means for you: If you are a landlord or sole trader already using Making Tax Digital for Income Tax, you need to send your second quarterly update to HMRC by November 7, 2026. You should ensure your digital records are up to date and your software is connected to HMRC.
