An estimated 1,322 property investment portfolios are currently listed for sale across England, with their combined asking prices approaching £1.4 billion. Research conducted by residential property management specialist Rushbrook examined the number of advertised portfolios, their estimated asking prices, and the total value of listings in each region.
London represents almost a third of the total value of these portfolios, with £450.9 million worth of investment portfolios advertised for sale, or 32.3% of the combined asking value across England. The capital also has the highest average portfolio asking price at £2.36 million.
Despite London's high value, the South East has the most portfolios on the market, accounting for 16.8% of all available listings. The North West ranks second in terms of the number of portfolios available, ahead of London, with 14.8% of listings.
Regional differences in average portfolio asking prices are notable. The North East has the lowest average at £477,987, while the North West's average is £588,649. In Yorkshire and the Humber, the average rises to £599,219. Portfolios in the East Midlands are advertised at an average of £714,872, and in the West Midlands, the equivalent figure is £833,871.
Roma Sharma, managing director at Rushbrook, noted that buying an established property portfolio can be an appealing option for investors looking to expand their holdings. However, she also cautioned that acquiring multiple properties at once means taking on management responsibilities from the outset, requiring investors to understand the condition of properties, tenancy arrangements, maintenance, and regulatory compliance.
