Rental values for high-end properties in prime central London saw substantial increases in the first half of 2026. Research from Beauchamp Estates indicates that rental values for houses in this segment rose by 67% compared to 2025, while apartments and penthouses experienced a 15% increase.
Average weekly rents for houses and mansions reached £4,177, or £217,204 annually. For apartments and penthouses, average weekly rents were £1,957, equating to £101,764 per year. These figures are based on properties let between January and June 2026 with weekly rental values exceeding £1,000.
The rise in rental values occurred alongside a notable contraction in available supply. The number of prime central London rental properties valued above £1,000 per week decreased by 44% in the first half of 2026 compared to the same period in 2025. This decline in supply is attributed to factors including regulatory changes and tax concerns.
Demand from international tenants has reportedly increased, with enquiries from Middle Eastern applicants up by 30%, American applicants by 20%, and Chinese applicants by 5% during 2026. Beauchamp Estates also noted that seven out of ten households in the ultra-prime segment are now choosing to rent rather than purchase, which may reflect uncertainty around potential property tax changes and the implementation of the Renters’ Rights Act.
