Residential property tribunal cases in England have sharply increased, with Ministry of Justice figures showing a 24% rise in the 12 months leading up to June 2026. A total of 15,929 cases were recorded during this period.
The increase is even more pronounced in quarterly data, with 4,613 cases recorded in Q2 2026, marking a 56% jump compared to the same quarter last year.
This surge in cases comes as the private rented sector adapts to changes introduced by the Renters’ Rights Act. Savills anticipates further increases in tribunal activity, particularly concerning rent reviews, as the new legislation becomes established.
Lucian Cook, head of residential research at Savills, stated that both landlords and the government will be closely monitoring the capacity of tribunals to process these cases. Concerns include potential delays in charging reviewed market rents and the administrative costs involved.
