Property118, a leading online resource for landlords, has taken a significant step towards reducing its carbon footprint by migrating to a web host powered entirely by renewable energy. The website, which serves over tens of thousands of visitors each month, is now a prime example of how environmental sustainability and efficiency can be mutually reinforcing goals.
Accent Design Group Ltd, the company behind Property118's digital presence, achieved this milestone through continuous optimisation of the site's content and code. According to Dave Fuller, Managing and Technical Director at Accent Design Group, every page loaded on a website consumes electricity – from data centres to user devices – making efficiency an essential habit.
The results of these efforts have been independently verified. On 18 July 2026, GTmetrix awarded the Property118 homepage an overall Grade A for performance, with a 96% performance score and 95% structure score. Crucially, Google's Core Web Vitals metrics were strong, indicating a superior user experience. Furthermore, the Website Carbon Calculator, also tested on 18 July 2026, gave the site an 'A' carbon rating, confirming its reliance on sustainable energy and rating it cleaner than 83% of all web pages globally. Each visit to the site now generates only 0.07g of CO2.
Fuller stressed that while these are positive results, the work is ongoing. The goal is to push the carbon footprint even lower through further weight savings and planned improvements. This continuous pursuit of efficiency mirrors the approach required from landlords regarding their properties under the UK's Minimum Energy Efficiency Standards (MEES), where they must assess energy performance, identify inefficiencies, make improvements, and measure the impact.
Accent Design Group draws a compelling analogy: just as they audited the website, identified waste, implemented cuts, and switched to a cleaner supplier, landlords are now required to audit their properties' energy efficiency, implement improvements, and continuously monitor progress. This proactive approach is becoming increasingly central across various sectors.
