Propertymark, an industry body, is calling for greater clarity for letting agents regarding their roles under the Building Safety (Wales) Act 2026. The organisation states that agents need clearer guidance on their compliance responsibilities, reporting requirements, and how to share building safety information with tenants.
The Building Safety (Wales) Act 2026 introduces a new regulatory framework for managing building safety risks in multi-occupied residential buildings. It outlines responsibilities for those accountable for building safety and mandates registration for certain buildings with the building safety authority.
The Act is being introduced in stages, with implementation led by a designated local authority in each of Wales’s three fire and rescue authority areas. Propertymark has suggested Carmarthenshire County Council for the Mid and West Wales role, citing its central location and the presence of the region's fire and rescue service headquarters.
The industry body also stated that professional managing agents provide a vital link between building owners, accountable persons, leaseholders, and residents. Propertymark wants the regulations to acknowledge this role and ensure that the Building Safety Act engages with agents when developing guidance, processes, and communication arrangements.
