The government has unveiled the regional deadlines for landlords to register properties on England’s new Private Rented Sector Database. The 'Register your rental property' service will be introduced across England region by region from late 2026.
Landlords with assured or regulated tenancies are required to register themselves and each property they let. The West Midlands will be the first region, with landlords given until 14 March 2027 to complete registration. Subsequent monthly deadlines will follow across England, concluding with the South West on 14 November 2027.
The registration process will cost £65 per property and must be renewed annually. Landlords will need to provide personal, property, tenancy, and rental information, as well as health and safety details, including gas and electrical safety certificates and EPC data. Failure to meet these requirements could result in financial penalties.
Letting agents will also face new requirements, eventually needing to ensure property listings include the relevant registration number. Agents can direct landlords to the service and, if agreed, upload health and safety information and certificates on their behalf. Propertymark has questioned the government's decision to restrict active registration to landlords, with Timothy Douglas, head of policy and campaigns, stating it "does not reflect the management arrangements used across the sector."
