The average asking price of a home with a sea view in the UK has increased by 27% since 2019, outpacing the national average of 22%, according to new data from Rightmove.
A sea-view property now commands an average asking price of £298,810, up from £235,635 in 2019. The South East of England has the highest average asking price for such homes at £416,375, though growth there was 24% over the period.
The fastest growth was in the East Midlands, where prices surged 55% to an average of £352,789, and in Yorkshire & The Humber, where they rose 53% to £245,119. In contrast, sea-view homes in Scotland saw average asking prices rise by just 4%.
Colleen Babcock, property expert at Rightmove, said: “A sea-view has long been seen as one of the most desirable features a home can offer, and our latest analysis shows buyers are willing to pay a significant premium for one.” She added that while the most sought-after coastal locations still command high prices, there is strong growth in more affordable seaside areas.
The largest sea-view premium is in West Mersea, Essex, where homes with a sea view cost £655,479 on average, a 51% premium over the town's average asking price of £433,185.
