Sea-view homes see 27% price rise since 2019, outpacing national average

The average asking price for a home with a sea-view has increased by 27% since 2019, reaching £298,810, according to new analysis from Rightmove. This growth surpasses the national average increase of 22% over the same period.

New analysis from Rightmove reveals that the average asking price for a home with a sea-view now stands at £298,810. This marks a 27% increase from £235,635 in 2019, outperforming the national average rise of 22% over the same period.

While southern coastal regions continue to have the highest sea-view property prices, other areas have seen significant growth. The East Midlands experienced a 55% increase in average sea-view asking prices, rising from £228,083 to £352,789. Yorkshire & The Humber also saw a 53% increase, from £160,771 to £245,119.

The South East is Britain's most expensive region for a sea-view home, with an average asking price of £416,375, followed by the South West at £398,764. In contrast, Scotland offers the most affordable sea-view homes, with an average asking price of £166,068.

A sea-view can command a substantial premium in some markets. In West Mersea, Essex, homes with a sea-view have an average asking price of £655,479, which is £222,294 or 51% higher than the overall average for coastal homes in the area.
