Spicerhaart has invested £1.7m in new property management technology, launching a bespoke platform developed with proptech firm Rex Software. This five-year investment aims to strengthen compliance and protect landlords as the regulatory environment becomes more complex.

The Rex Property Management system has been rolled out across Spicerhaart following two years of design, development, and testing. This technology is part of a wider overhaul of the agency group’s property management operations.

The launch comes as letting agents and landlords face increased compliance requirements, including changes introduced under the Renters’ Rights Act 2025. The system tracks certificates, inspections, and property condition reports, and flags upcoming renewals and other actions.

Spicerhaart has also established a new Compliance and Pre-Tenancy Centre of Excellence to provide expertise and administrative support to its 200-strong property management team. Kelly-Anne Flynn, Managing Director of Property Management and Lettings Operations at Spicerhaart, stated that the investment provides teams with a clearer picture of compliance across managed properties.
