Surrey Dominates UK's Million-Pound Property Postcodes

New research reveals Surrey postcodes lead the UK for properties selling over £1 million, with Cobham topping the list. The study analysed property prices, household incomes, and local amenities.

  • Cobham, Surrey, has the highest proportion of property sales exceeding £1 million in the UK.
  • Three of the top five highest-value postcodes are located in Surrey, with one in Buckinghamshire.
  • The research considered average property prices, household incomes, private schools, and Michelin-listed restaurants.
  • The findings highlight the enduring appeal of Home Counties commuter towns for high-value property buyers.

New research by Trade Door Handles has shed light on Britain's most exclusive property hotspots, where a staggering proportion of homes fetch over £1 million. Surrey is firmly at the forefront of this trend, with Cobham taking top spot as the postcode with the highest number of seven-figure sales – nearly half of all transactions in the area exceed this threshold.

Cobham's affluent residents are among the UK's best paid, with annual salaries typically exceeding £100,000. The area also boasts an impressive 84 private schools within a 10-mile radius and is home to several Michelin-starred restaurants. The typical property sale price in Cobham stands at approximately £1.3 million.

Esher and Virginia Water, both Surrey locations, ranked second and third respectively, with average sales prices of over £1 million and £1.53 million. Thames Ditton in Surrey and Beaconsfield in Buckinghamshire also made the top five list, further illustrating the dominance of high-value properties in the Home Counties.

The study's findings highlight the ongoing attractiveness of commuter towns within a 30 to 40-minute journey from central London. While £1.5 million might secure a two-bedroom flat in some London postcodes, it could purchase a five- or six-bedroom house with garden and driveway in areas like Cobham or Virginia Water.

Why this matters: This research highlights the significant regional disparities in the UK property market, particularly the premium placed on commuter towns near London. It offers insight into the factors driving property values in affluent areas.

What this means for you: What this means for you: If you are a homeowner or prospective buyer in the Home Counties, particularly Surrey, these findings indicate sustained demand and high property values in desirable commuter belts. For those looking to relocate from London, it illustrates the trade-off between central city living and larger properties further afield.
