As the UK rental market continues to spiral out of control, a new online tool has been launched to help tenants tackle unfair rent hikes. The innovative platform, spearheaded by the London Renters Union and backed by a coalition of tenant unions across the country, aims to simplify the process for renters to contest proposed rent increases through the First-tier Tribunal system.
The tool is designed to guide tenants through the necessary steps, from understanding their rights under the new Renters' Rights Act to preparing and submitting a case to the Tribunal. This national initiative brings together tenant organisations, providing a unified front to help renters navigate the often-complex legal framework for disputing what they deem to be unfair or excessive rent rises.
The UK rental market is currently facing significant pressure, with average rents seeing substantial increases in many regions. Recent figures from Rightmove show that outside of London, average asking rents rose by 9.2% annually in the first quarter of 2024, reaching a new record of £1,280 per calendar month. In London itself, average asking rents climbed to £2,119 per calendar month, an increase of 5.3% year-on-year.
The Renters' Rights Act has introduced several key changes aimed at strengthening tenant protections, including provisions that allow tenants to challenge rent increases if they believe they are not in line with market rates or are otherwise unreasonable. Previously, the process for challenging rent increases could be complex and daunting for individual tenants, often requiring legal advice that many struggled to afford.
