New research from Fleet Mortgages for the third quarter of 2026 indicates that average rental yields across the UK have reached 7.9%. This marks a 0.4 percentage point increase compared to the 7.5% recorded in the same period of 2025.
The data, which analysed lending activity between July and September, also shows that landlords borrowing from Fleet Mortgages now hold an average of 18 properties in their portfolios, up from 16 in the second quarter of 2026.
Regionally, Yorkshire and Humberside reported the highest yields at 9.3%, an increase from 8.2% a year earlier. The North East followed with 9.2%, while the North West, East Midlands, and West Midlands all saw yields exceeding 8%. Greater London remained the lowest-yielding region at 6.4%, despite having the highest average monthly rent of £2,597.
Steve Cox, Chief Commercial Officer of Fleet Mortgages, noted that experienced landlords continue to invest and new landlords are entering the market, even amidst sector challenges during 2026.
