UK House Prices See Slight Rise in August; Rental Stock Declines

The average price per square foot for agreed house sales in August 2026 was up 0.3% compared to a year ago. Meanwhile, available rental stock in the UK decreased significantly over the past year.

The average price per square foot for homes with agreed sales in August 2026 reached £338.41, marking a 0.3% increase from £337.28 in August 2025. This figure also represents a 9.5% rise compared to five years ago, when the average was £308.91 per square foot.

In the rental market, the average rent in September 2026 was £1,766 per calendar month, a slight decrease from £1,791 in September 2025. However, this is significantly higher than the £1,390 average recorded in September 2021.

The number of UK rental properties available on 1 September 2026 was 302,000, a notable reduction from 357,000 on the same date in 2025. New rental properties entering the market in August 2026 totalled 120,100, an increase from 115,584 in August 2025.

For house sales, 22,800 homes were sold subject to contract in the third week of September 2026. Year-to-date, 897,000 UK homes have been sold subject to contract, which is 7.4% lower than the same period in 2025.

What this means for you: If you are a homeowner, the average price per square foot for agreed sales has seen a slight increase over the last year. If you are a renter, available rental stock has decreased significantly, although average rents have seen a slight fall compared to last year.
