UK Property: August sees 55% of homes exchanged, 45% withdrawn

In August 2026, 55% of homes that left estate agents' books were exchanged and completed, with the remaining 45% withdrawn unsold. This compares to a seven-year average exchange to listings ratio of 57.6%.

New property listings in week 36 of 2026 totalled 36.7k, which is slightly above the 2026 weekly average of 36k. Year-to-date new listings are 0.5% below 2025 figures but 2.6% ahead of 2024.

UK gross residential sales in week 36 reached 23k homes sold subject to contract. Year-to-date, 874k UK homes have sold subject to contract, which is 7.3% lower than 2025 and 1.6% lower than 2024, but 11% higher than 2023.

The average rent in September 2026 was £1,766 per calendar month, a decrease from £1,791 pcm in September 2025. There were 302k UK rental properties available in September 2026, down from 357k in August 2025.
