New data from flatshare site SpareRoom for Q2 2026 indicates that the UK's tightest rental markets are not always the most affordable. Demand for rooms is highest at both ends of the price spectrum.
Bootle in Merseyside, which has some of the country's cheapest rents, is experiencing the highest demand, with more than 12 people competing for every available room. In contrast, affluent Richmond, where average room rents are over £1,000 per month, also shows high demand. Bootle's average room rent is under £500.
A common characteristic among all areas with the highest demand is their location outside major cities, yet within easy commuting distance. This allows flatsharers access to job opportunities in nearby urban centres.
Around London, high-demand areas include Richmond, Worcester Park, Teddington, Morden, and Ware. Near Manchester, Sale, Wilmslow, Alderley Edge, and Ashton-under-Lyne are experiencing high demand. In Scotland, Musselburgh, Balerno, Currie, and Juniper Green near Edinburgh are also seeing significant competition for rooms.
Other areas with high demand include West Bromwich, nine minutes from Birmingham, where eight renters compete for each room, and Hamilton, near Glasgow, with 8.1 enquirers per room.
