Bungalow prices rise by £30,000 in five years amid low new builds

The average asking price for a bungalow in the UK has increased by £30,000 over the past five years, reaching £307,900, according to Zoopla data. This rise comes as new bungalow construction remains low, accounting for just 1.5% of new homes registered since 2011.

The average asking price for a bungalow in the UK has risen by £30,000 over the last five years, reaching £307,900, according to the latest Zoopla data. This represents an 11% increase, with most of the growth occurring between 2021 and 2022.

New bungalow construction remains limited, with these properties making up only 1.5% of new homes registered with the National House Building Council (NHBC) since 2011. In 2025, just 1,505 bungalows were registered, significantly fewer than the 39,180 detached and 38,503 semi-detached homes.

This limited supply, coupled with stable demand, can lead to competition among buyers. Estate agents report consistent interest, particularly for bungalows in market towns close to amenities.

The cost of bungalows can also exceed the average property price in some regions. In the North East, bungalows cost 28% more than the average property, while in Cardiff South and Penarth, they were 67% more expensive last August.

Finding a bungalow can depend heavily on location. Research from Savills indicates that seven of the top 10 areas with the highest proportion of bungalow sales between August 2024 and August 2025 were in the East of England.
