Conveyancing fees fall in real terms amid market pressure

The average cost of conveyancing for home movers has decreased in real terms over the past year, despite a slight nominal increase, according to new analysis.

Conveyancing fees have fallen in real terms over the last year, adding to pressure on firms facing subdued housing market activity and competition. The average cost for a home mover buying and selling a property was £2,438 including VAT in the second quarter of 2026, according to Reallymoving analysis.

Prices edged down 0.1% from the first quarter and were only 0.1% higher than a year earlier. This compares with a CPI inflation rate of 2.6% over the same period. Rob Houghton, founder and chief executive of Reallymoving, noted that home movers are paying considerably less in real terms for conveyancing services compared to the pandemic period.

Seven of the 12 UK regions recorded a quarterly fall in conveyancing costs, with the North West experiencing the largest decline at 6.9%. However, the regional picture was mixed annually, with Scotland seeing the sharpest growth at 17.7% year-on-year, reaching an average of £2,543. London remained the most expensive region, with an average bill of £3,096.
