Dwelly has completed its 11th acquisition of 2026 with the purchase of Helen Breeze Property Management, a Kent-based firm. This deal adds 400 fully managed properties, increasing Dwelly's total portfolio to approximately 15,665 properties. The company anticipates managing over 16,000 properties by the end of October.

Helen Breeze Property Management, founded in 1988, serves Sevenoaks, Tonbridge, Tunbridge Wells, and surrounding areas. Partners Hilary Breeze and Diane Hopkins are selling the business and will remain during a transition period before their retirement.

This latest acquisition continues Dwelly's expansion across the UK, following previous deals in London, the Midlands, and northern and southern England. The company has also made its first international acquisition. Dwelly states it is investing based on a long-term market outlook, despite current pressures on landlords and letting agents, including increased regulation, rising costs, and landlords leaving the market.

Sam Humphreys, head of M&A at Dwelly, noted that the rental sector has grown significantly over the past 25 years and is becoming more complex and professional. Dwelly believes that increasing regulation will lead to greater demand for professional property management services.

Why this matters: The acquisition reflects a continued consolidation within the property management sector, with Dwelly expanding its portfolio despite wider pressures on landlords and letting agents.
