Estate agents are encountering challenges in effectively utilising the considerable amount of property information available to them. Despite access to live listings, asking prices, and transaction data, questions regarding correct pricing and buyer selectivity remain difficult to answer.
The issue is not a lack of data, but rather the complexity of combining different information sources, assessing their currency, and understanding their implications for decisions. For instance, more listings do not automatically lead to greater clarity.
Property Industry Eye reported that 794,000 properties were listed for sale in the first five months of 2026, marking a 2.7% increase from the previous year. However, the number of properties moving to 'sale agreed' decreased by 4.1% year-on-year during the same period. This suggests that while more choice can benefit buyers, listing volume requires context to understand market dynamics.
From 28 August 2026, HM Land Registry started providing Unique Property Reference Numbers (UPRNs) and INSPIRE IDs with its Price Paid Data. This change aims to simplify the connection of sale-price information with other property and location datasets, potentially making it easier for agents to match and merge different records.
Timing is another factor, as completed transaction data, while important, does not always reflect current market conditions. HM Land Registry notes that the time between a property sale and registration typically ranges from two weeks to two months, meaning the two most recent months of Price Paid Data are incomplete.
