  • Fleet Mortgages is offering one-year fixed buy-to-let rates from 3.49% with a 2.5% product fee.

  • Molo has also reduced rates on its specialist buy-to-let and semi-commercial ranges.

Fleet Mortgages has launched new one-year fixed-rate buy-to-let products for landlords, with rates beginning at 3.49%. These products carry a 2.5% product fee, which applies to both standard properties and houses in multiple occupation (HMOs).

The new deals are available to both new and existing borrowers across Fleet Mortgages' Standard, Limited Company, and HMO/MUFB ranges. Standard and Limited Company products start at 3.49% with borrowing up to 75% loan to value (LTV) and include a free valuation for properties valued up to £500,000.

For HMOs and multi-unit freehold blocks (MUFBs), the one-year fixed rate is 3.74%, also at up to 75% LTV, and includes £1,000 cashback. All one-year products have an early repayment charge of 3% during the fixed-rate period, with current product end dates set for the end of March 2028.

Additionally, Fleet Mortgages has reduced its two-year HMO/MUFB fix and equivalent EPC A-C and Product Transfer options from 5.19% to 4.89%, with a 3% fee, up to 75% LTV, and £1,000 cashback.

Separately, Molo has also cut rates for UK-resident borrowers in its specialist buy-to-let and semi-commercial ranges. Two-year fixes have been reduced by five basis points, and five-year deals by seven basis points. Molo's specialist range, which includes HMOs, MUFBs, and new-build properties, now starts at 3.66% for two years and 5.38% for five years. Semi-commercial rates now begin at 5.91% for two-year fixes and 6.38% for five-year deals.

Why this matters: The introduction of one-year fixed-rate products provides landlords with an additional option for managing their borrowing costs, particularly in a period of fluctuating interest rates.

What this means for you: If you are a buy-to-let landlord, these new one-year fixed-rate options from Fleet Mortgages, or reduced rates from Molo, could offer alternative financing choices for your properties.
