Over half of single-property landlords plan to exit sector by 2029

More than half of landlords owning a single rental property intend to leave the sector within the next three years, according to a recent survey.

  • 53.1% of single-property landlords plan to exit the sector completely within three years.
  • This exit rate is more than double that of landlords with four or more properties.
  • Higher income tax rates on rental income from April 2027 are cited by 61.8% of single-property landlords planning to exit.

More than half of landlords who own just one rental property plan to leave the sector completely within the next three years. A Q3 2026 Landlord Sentiment Survey, conducted by Property118 between 1 and 8 October 2026, found that 53.1% of single-property landlords intend to exit.

This figure contrasts with 17.6% of landlords owning four or five properties, and between 14.4% and 17.6% for those with four properties or more. The survey involved 1,654 landlords, with 1,472 completing all pages.

The planned exit rate for single-property landlords has remained stable, with 55.9% reporting the same intention in Q2 2026. This trend is not attributed to age, borrowing, or ownership structure alone. While age, retirement, or health are cited by 56.5% of single-property landlords as influencing their decision to sell, higher income tax rates on rental income from April 2027 are cited by 61.8% of those planning to exit.
