A bridging finance lender, HBI Capital, has completed a £755,000 refinance on an 18-bedroom hotel located in Somerset. The transaction was finalised in less than a month after the lender joined the Brickflow lending platform.
HBI Capital funded the loan via Brickflow, a marketplace connecting brokers with specialist finance providers. The case, introduced by Louis Wilson of NM Finance, aimed to repay existing debt on the hotel property.
The speed of the transaction was partly due to HBI Capital agreeing to use an existing specialist hotel valuation, rather than commissioning new due diligence. This approach reportedly reduced the timeline from instruction to completion.
HBI Capital's underwriting model allowed for the consideration of the hotel asset, which falls outside standard lending criteria. The firm offers bridging, development, and auction finance ranging from £100,000 to £2 million through the marketplace.
