India Leads Overseas Funding for UK Property Purchases

One in ten homebuyers in the UK are utilising funds from overseas to finance all or part of their property purchases, according to data from client due diligence firm Thirdfort. The analysis, based on over one million source of funds verifications, identifies India as the leading country for these overseas funds.

The USA, Hong Kong, Italy, and China complete the top five most common countries from which money is originating for UK property transactions. Notably, China has entered this top five over the past two years, replacing France.

Thirdfort's data also indicates that while cash deposits are declining in wider society, they remain present in property purchases. Approximately 9% of buyers have made more than 10 cash deposits into their funding account in the last six months, and 8% have a median deposit value exceeding £500. However, the proportion of high cash deposits has shown a steady decline, falling from 9.47% in 2023 to 6.99% so far in 2026 for median deposits over £500.

Cryptocurrency remains a marginal funding source, with around 0.1% of buyers and giftors using such funds, a figure that has remained stable since 2024.

Why this matters: The findings highlight the ongoing importance of cross-border money flows and diverse funding methods in the UK property market, influencing regulatory requirements for anti-money laundering checks and source of funds verification.
