A landlord in Kent recently completed the sale of a basement flat through Landlord Sales Agency, following two unsuccessful attempts with other estate agents. Both prior sales collapsed because the prospective buyers were unable to secure mortgages for the property.

Landlord Sales Agency secured a buyer and a deposit for the property in just over four weeks. The agency then addressed issues including a lender's valuation of the property at £115,000, which was below the agreed purchase price of £117,000. They challenged the valuation and worked with both the buyer and seller to proceed with the sale.

The agency also managed the tenant's relocation, providing practical and financial support funded from their margin, and ensured the tenant had vacated before completion. This protected the seller's rental income and avoided an empty flat without a confirmed sale. The seller received their agreed amount of £105,000.
