Landlords, letting agents, and other property professionals are being invited to test a new Comparable Properties Assessment Pack. This resource is being developed to assist landlords in navigating changes brought by the Renters’ Rights Act 2025.
The Act, which has largely come into force, grants tenants increased rights to challenge rent. Tenants can now dispute initial rents they believe are excessive during the first six months of a new tenancy, or challenge proposed rent increases on Form 4A if they consider them above open-market rates.
The draft pack aims to help landlords record property information, collect evidence on comparable properties, identify differences, compare rental evidence, and provide a reasoned assessment of open-market rent. Those who provide feedback will receive a free copy of the final version.
