London Estate Agency Adopts Tech as Rental Fines Reach £40,000

A London estate agency has adopted new technology to manage the growing compliance demands in the rental sector. This move comes as penalties for non-compliance have increased to up to £40,000 per offence since May.

Brinkleys, which operates three branches in London, has integrated an API system. According to Chief Executive Bernadette Sheridan, this system is designed to identify high-risk properties before they incur fines. It flags properties requiring attention for various regulatory areas, including licensing, planning schemes, fire safety, and Houses in Multiple Occupation (HMO) requirements.

The regulatory environment has also seen Rent Repayment Orders reach up to 24 months' rent and potential criminal sanctions for non-compliance. Brinkleys has partnered with Yuno, a compliance technology provider, to give property managers access to relevant rules and landlord obligations.
