The UK estate agency landscape is bracing for a tech revolution, but many agents are struggling to keep pace. A new Residential PropTech Committee has been established by the UK PropTech Association (UKPA) to help navigate the complex world of modern technology, where agents face rising operational costs, changing consumer expectations and increasing compliance requirements.
The committee brings together key stakeholders from the industry, including active agents, PropTech companies and prominent bodies like Propertymark and REACH UK. Its primary goal is to identify the obstacles hindering widespread tech adoption in residential property firms and foster greater cooperation across the sector.
Philip Farrell, Co-Founder of Offr and Chair of the new committee, highlights the pressing need for this initiative. Agents are acutely aware of the imperative to integrate technology into their operations but often face a heavy workload and perceived lack of technical expertise – leading to what he calls 'PropTech fatigue', where the sheer volume of new solutions becomes overwhelming.
A pilot scheme will run until December 2026, during which the committee will focus on comprehensive research, practical case studies and concrete recommendations. These findings aim to inform government policy and industry practices, enhancing efficiency, transparency and consumer experience in property transactions and lettings.
Sammy Pahal, UKPA Managing Director, stresses that the residential sector is undergoing significant transformation, with increased scrutiny from government and industry bodies on improving efficiency and transparency. The committee's work is timely, equipping agents with knowledge and tools to make informed decisions that benefit businesses, consumers and the wider housing market.
The committee's efforts are particularly relevant in the evolving lettings sector, where firms are expanding their service offerings and facing changing consumer demands. By identifying obstacles and developing effective strategies, the committee aims to support the industry in integrating innovative solutions that drive efficiency and transparency.
