This change applies regardless of whether the station is located in the green belt, making development a 'default yes'.

The policy sets minimum density requirements for new housing, specifying at least 35 dwellings per hectare for well-connected stations. This increases to 45 dwellings per hectare where the service frequency is at least double the minimum level. The government's decision has been described as a potentially significant change to England's spatial planning policy.
