Lettings agents in Nottingham are currently managing an average of 31.4 available rental properties each. This figure is more than double the national average across major British cities, according to new data from tenancy platform Propoly.
The analysis, conducted in July 2026, examined 21 major British cities. It found a total of 71,536 available rental properties being marketed by 5,454 letting agencies, resulting in an overall average of 13.1 available properties per agent.
Nottingham recorded the highest average, with 3,078 available rental listings handled by 98 agencies. Newcastle followed with an average of 23.5 available properties per agency, while Aberdeen placed third at 18.2 listings per agency.
In contrast, London, despite having the largest volume of rental stock with 33,473 listings, saw its 2,744 agencies manage an average of 12.2 available properties each, which is below the overall national average. Glasgow and Newport recorded the lowest activity levels, averaging eight and 6.8 available properties per agent respectively.
Sim Sekhon, Group Chief Executive at Propoly, noted that the varying volume of rental stock creates different operational challenges across the country. He suggested that for agencies managing a high number of properties, efficiency becomes increasingly important.
