Renters' Rights Act Sees Rise in Pet Ownership Among UK Tenants

Nearly half of UK renters have acquired a pet or plan to since the Renters' Rights Act came into force in May, according to new data.

  • Since May, 44% of renters have taken on a pet.
  • The Renters' Rights Act allows tenants to request a pet, with landlords unable to unreasonably refuse.
  • Landlords can use deposit money for pet damage repairs, but cannot claim twice for the same damage.

Millions of renters have either welcomed a pet or are planning to get one following the introduction of the Renters' Rights Act. Data from Simply Business indicates that 44% of renters have acquired a pet since the Act became effective in May.

Under the new legislation, private rented sector tenants are now able to request a pet, and landlords cannot unreasonably refuse such requests. Younger renters, specifically those aged 25 to 34, are reportedly driving this trend, with 18% having already welcomed a new pet and 37% planning to do so this year.

The research also suggests that renters are taking precautions against potential pet damage, with 93% reportedly taking steps such as deep-cleaning properties, fitting gates, and using furniture protectors. While pet deposits are no longer an option, the government has confirmed that landlords can use money from the existing deposit to cover repair costs caused by pet damage, though they cannot claim for the same damage from both insurance and the deposit.
