New research indicates that almost two-thirds of letting agents lack a property qualification, sparking fresh calls for stricter regulation within the sector.
The Lettings Industry Council (TLIC) is urging the government to implement mandatory competency standards for letting practitioners. TLIC also seeks enforceable conduct rules and a public register.
A 2025 study by TLIC revealed that 65% of agents did not possess a property qualification. The council argues that the current system creates a "regulatory gap," leading to inconsistent standards and limited accountability.
TLIC is now calling on the Ministry of Housing, Communities and Local Government to restart a dedicated working group on regulation. It also proposes an impact assessment and new primary legislation.
Theresa Wallace, co-chair of TLIC, stated that greater professionalisation is crucial, especially as the lettings market continues to be affected by the Renters’ Rights Act.
