UK house price growth slowed to 1.4% in the year to July, marking a third consecutive monthly deceleration. Provisional figures from the Office for National Statistics (ONS) show the average UK property value at £273,000.
London continued to be the weakest-performing English region, with average prices falling 3.3% annually in July. This represents the eleventh straight month of annual price declines for the capital, with the average London property valued at £569,000, which is £19,000 below its July 2025 peak.
Regional variations were significant, with Wales recording 2.6% annual growth and Scotland seeing a 2.3% increase. Northern Ireland experienced the strongest growth across the UK, with average prices rising 9.2% year-on-year in the second quarter of 2026, reaching £202,000.
Conversely, the North East recorded England's strongest annual growth, with prices increasing 4.9% in the 12 months to July. The ONS noted that the latest UK House Price Index figures are provisional and may be revised as more transaction data becomes available.
