Landlords of student properties are navigating new laws that may affect the traditional process of tenancy renewals. Previously, landlords would typically sign a new agreement with a good group of tenants for the following term.
Under the new legislation, some landlords are considering informal agreements, hoping tenants will remain in the property and not serve notice. This approach carries the risk of tenants serving notice later, potentially leaving landlords to find new groups at short notice.
Another option being considered is signing new groups for the following summer and serving a Section 4A notice on current tenants. However, there is uncertainty about whether a new agreement can be legally drawn up for the next year to cover summer months and discourage tenants from seeking other properties.
