A landlord, identified as YL, has reported being charged a new fee of £152 after bailiffs reportedly failed to attend an eviction appointment on 23 June 2026. The landlord stated they were on site by 8:30 am, with a locksmith arriving at 9:30 am for the 9:45 am appointment.
Despite confirming the appointment the week prior, the bailiffs did not arrive, and the landlord received no phone calls. The landlord contacted the bailiffs' admin centre while on site but was unable to get assistance.
Months later, the landlord received an email stating the warrant was marked "Absent Claimant", meaning the bailiffs could not execute the warrant as no claimant was at the property. The landlord disputes this, stating they were present from 8:30 am and the locksmith from 9:30 am, and was invoiced for the locksmith's time. The landlord has been advised to issue a new warrant and pay an additional £152 fee.
